If you walk south from Marheinekeplatz along Friesenstrasse, you notice it first in your legs. The street climbs. After a few minutes, the voices of the market hall have faded. At Arndtstrasse the Kiez already sounds different, and at Chamissoplatz you mostly hear children and pigeons.<\/p>\n\n\n\n
The slope is the edge of the Teltow Plateau. At Mehringdamm, the ground rises by 14 metres between Bergmannstrasse and Fidicinstrasse. These fourteen metres separate two ways of living in the Bergmannkiez.<\/p>\n\n\n\n
The Bergmannkiez lies in the southwest of Kreuzberg. It is bordered by Mehringdamm to the west, by Gneisenaustrasse up to Suedstern to the north and by Columbiadamm to the south. To the east, the cemeteries on Bergmannstrasse close off the neighbourhood. Bergmannstrasse itself runs from Mehringdamm to Suedstern.<\/p>\n\n\n\n\n<\/figure>\n\n\n\n<\/figure>\n\n\n\n<\/figure>\n<\/figure>\n\n\n\n
A neighbourhood from the drawing board<\/strong><\/h3>\n\n\n\n
The Bergmannkiez is not a village that grew over time. It is a plan. The area around Chamissoplatz was designed in 1877 as an addition to the Hobrecht Plan. Construction was fast and dense. The tenement buildings had a Quergebaeude and Seitenfluegel, and some had two rear courtyards. Craftsmen, small traders and clerks lived here.<\/p>\n\n\n\n
This structure has survived not only because the war largely spared the neighbourhood. In 1979, Chamissoplatz became a redevelopment area, and the Senate planned to clear the courtyards through demolition. The residents organised, occupied vacated buildings and prevented the demolition. That is why the courtyards are still courtyards today. They shape daily life more than any facade.<\/p>\n\n\n\n
Marheinekeplatz: the Kiez as a marketplace<\/strong><\/p>\n\n\n\n
Marheinekeplatz is the neighbourhood’s public space. The market hall opened here in 1892. During the war, only its western front building survived. After an extensive renovation, it reopened in 2007. Opposite stands the Passionskirche, which today also hosts concerts.<\/p>\n\n\n\n
On the square, the day is long. Deliveries arrive in the morning, shoppers during the day, restaurant guests in the evening. Living here means open space outside the window and rarely complete quiet. For some, that is exactly what makes the location valuable. Others move two streets further after a few years and remain regulars at the market hall.<\/p>\n\n\n\n
Bergmannstrasse is changing too. Since 2021, one section has been a one-way street with a two-way cycle lane. There are plans to close the street to cars between Nostitzstrasse and Schleiermacherstrasse. There is no timetable yet. The Kiez has been debating it for years. The only certainty is that the situation on Bergmannstrasse will continue to change.<\/p>\n\n\n\n\n<\/figure>\n\n\n\n<\/figure>\n\n\n\n<\/figure>\n<\/figure>\n\n\n\n
Arndtstrasse: the threshold<\/strong><\/h3>\n\n\n\n
Arndtstrasse is not an address you show visitors. That is precisely its appeal. It runs from Heimstrasse to Nostitzstrasse and forms the northern edge of Chamissoplatz. The tenement buildings at numbers 10 to 37, built between 1875 and 1890, are under Denkmalschutz. Number 34 was built in 1888 as a tenement with a Gewerbehof.<\/p>\n\n\n\n
The Gewerbehof explains a lot about the Kiez. From the very beginning, living and working shared the same block. Behind a quiet facade, there may still be a courtyard with workshops or offices. You cannot see it from the street.<\/p>\n\n\n\n
Coming from Bergmannstrasse, you feel the transition here. The shopping street becomes a residential street.<\/p>\n\n\n\n
Chamissoplatz: neighbourhood on the plateau<\/strong><\/p>\n\n\n\n
At the top lies Chamissoplatz, laid out in 1878 and named after Adelbert von Chamisso since 1890. The buildings at Chamissoplatz 1 to 8 form an ensemble under Denkmalschutz. On the corner stands the “Cafe Achteck”, a green cast-iron public urinal. A few steps away rises the water tower. It was built to supply the elevated neighbourhood with sufficient water pressure. So the fourteen metres shaped the infrastructure as well.<\/p>\n\n\n\n
Saturday belongs to the Oekomarkt. It has been held for more than 30 years, on Saturdays from 9 am to 3 pm. Most of the customers are local residents. People greet you. During the week, families and the playground shape the square. In the evening, it empties. Since 2022, barriers have prevented through traffic. Living here means little traffic and, in return, a very visible neighbourhood.<\/p>\n\n\n\n
What a building reveals about its apartments<\/strong><\/p>\n\n\n\n
Living in the Bergmannkiez almost always means Altbau. But not all Altbau is the same. When we walk through a building with owners, the conversation rarely starts in the apartment. It starts in the courtyard.<\/p>\n\n\n\n
The Vorderhaus offers the facade, high ceilings and a view, but also street noise. In the Seitenfluegel, the light depends heavily on the floor and the width of the courtyard. The Hinterhaus is usually quieter. Whether it is also bright depends on the courtyard. A Gartenhof and a Gewerbehof are two different residential locations, even under the same house number.<\/p>\n\n\n\n
Orientation matters as well. Bergmannstrasse and Arndtstrasse run roughly from west to east. On the north side, the rooms facing the street look south. On the south side, it is the rooms facing the courtyard. In everyday life, this decides where the afternoon sun arrives. On Bergmannstrasse, the ground floor also counts. An apartment above a bakery lives differently from one above a restaurant with outdoor seating.<\/p>\n\n\n\n
Then there is the level you cannot see. Large parts of the Kiez are under Milieuschutz. There, modernisation, changes to the floor plan or adding balconies require a permit, including for apartment owners. On Arndtstrasse and Chamissoplatz, Denkmalschutz applies in addition. This helps determine what an apartment is today and what it can become.<\/p>\n\n\n\n
Two apartments of the same size and with similar fittings can therefore be very different here.<\/p>\n\n\n\n\n<\/figure>\n\n\n\n<\/figure>\n<\/figure>\n\n\n\n
Who the Bergmannkiez suits<\/strong><\/h3>\n\n\n\n
The Bergmannkiez suits people who organise their daily lives on foot and enjoy neighbourhood life. Families find a square at Chamissoplatz that was built for children. Those looking for liveliness are in the right place at Marheinekeplatz. Anyone who wants to drive up to the front door or is looking for anonymity will be better off in other parts of the city.<\/p>\n\n\n\n
Our experience from these streets is that a few metres often make the difference. Between Marheinekeplatz and Chamissoplatz lie fourteen metres of elevation and a few minutes on foot. For how a home feels and for the assessment of an apartment, they can mean a great deal. Does Milieuschutz apply in the Bergmannkiez? In large parts, yes. Conversions and many structural changes require approval there.<\/p>\n\n\n\n
Will Bergmannstrasse become a pedestrian zone? A closure to cars between Nostitzstrasse and Schleiermacherstrasse is planned. There is no timetable yet.<\/p>\n\n\n\n
